DST Properties and DFPG Investments, Inc. engage a team of due diligence analysts, and our own in-house due diligence staff, to evaluate real estate sponsors and their securitized real estate offerings. During the due diligence process, offerings may be subject to a review on several levels, which may include appraisals, feasibility studies, load recovery analyses, return on investment analyses, and environmental reports. The team may also perform home office due diligence of sponsors and on-site physical reviews of specific assets.
Our team has developed proprietary analytical models that assist our Investment Committee members in reviewing each securities offering. We believe that these analytical tools, and the experience of the members of our Investment Committee, may benefit clients in the selection of real estate securities.
Although all investments carry risks and no level of due diligence will ever completely extinguish all risks, we believe that a team of qualified due diligence analysts can play an important and necessary role in identifying these risks so that we may communicate them to our clients. The teams at DST Properties and DFPG Investments, LLC have become active leaders in the development and improvement of the securitized commercial real estate industry, most specifically in the 1031 exchange, DST and fund investment sectors. Members hold active roles in the Alternative & Direct Investment Securities Association (ADISA) and have been asked to provide consulting services to several professionals in the securitized real estate industry.

Sponsor firms play an important role in the performance of DST investments and real estate funds, as they are responsible for the ongoing management of these investments and their underlying assets. Sponsors oversee property acquisition, due diligence, loan sourcing when financed, asset management, property management when not a triple net (NNN) leased property, and property disposition. Therefore, we make it a priority to help investors become familiar with a sponsor firm’s experience, capital resources, investment objectives and overall asset management plan, all prior to investing with that firm.
